In other words, when a broker is hired to promote a home, a real estate brokerage contract is signed, which defines a commission. This commission is due if the broker finds a buyer for the property in question. The amount is defined, in the overwhelming majority of cases, as a percentage of the transaction amount, to which VAT is added at the current rate.

This, while not necessarily a universal truth, is certainly a pertinent observation.

 

B. Open or Exclusive Contract?

This is generally one of the biggest questions for those who decide to entrust the promotion of their home to real estate agents. It is undeniable that a contract that does not require exclusivity gives a homeowner more freedom of choice. On the other hand, and an elementary rationale applies here: the more conditions you give someone to work, the better the results are expected to be. And the evidence that an exclusive listing has more resources allocated is the following: any professional who is willing to work on an open listing will always list the additional resources they could use if given the opportunity to promote the property exclusively.


C. Sharing (or Partnership)

Sharing (or partnership) is the mechanism through which, in a real estate brokerage context, two different parties share the commission from the same deal. Generally, when a real estate agent talks about sharing with a client, they are referring to the willingness to share, with other real estate brands, the commission that the owner agreed to pay if the deal closes.

If this occurs, this commission (which must be defined in the real estate brokerage contract) is almost always split equally between the real estate brand that listed the property and the real estate brand that found a buyer for that home.

This is not only a way to provide better service to the client you represent and to compensate each party that contributed to the closing of a deal. It is also the mechanism that allows something as basic and desirable as this: that anyone wanting to buy or sell a home (or exchange or rent) does not have to contact every real estate brand operating in the country to try to cover the entire market.

To evaluate a used property are taken into account information such as the geographical area, the nature of the property, the type of the property, its state, its area and the state of the market.

 

Criteria for evaluating a property

 

The criteria and methods used in the appraisal of a property are not very clear. The factors that generally influence the value of a property are:
